Timbre will leave One Punggol Hawker Centre in Aug 2026. NEA assures no rental changes and protection for hawkers.

The news caught many Punggol residents off guard. One of Singapore’s better-known socially conscious hawker operators is stepping away earlier than expected — and it raises questions about what’s next for hawkers and diners alike.

Timbre + Hawkers has confirmed it will stop managing One Punggol Hawker Centre on Aug 14, 2026, ending its tenancy one year earlier than originally planned. The hawker centre will continue operating as usual until then.

Why Timbre Is Exiting Early

According to National Environment Agency (NEA), Timbre had indicated that the tenancy posed operational challenges for its continued management of the hawker centre.

Separately, Timbre explained that the decision was made after reviewing overall operational considerations and prevailing market conditions. In simple terms, it was no longer sustainable for them to continue under the current setup.

Importantly, both parties confirmed that the early exit was mutually agreed, not abrupt or forced.

What Happens Between Now and Aug 2026

For stallholders and regular patrons, there’s no need to panic.

Timbre will continue running the hawker centre until Aug 14, 2026, and day-to-day operations are expected to remain stable. The company also stated clearly that stall rentals and ancillary fees will not change during this transition period.

Timbre has committed to working closely with NEA and the incoming operator to minimise disruption. This includes regular updates, clear communication, and on-ground support to help hawkers maintain business continuity.

Honestly speaking, this is about as smooth an exit as you can realistically expect.

New Operator Tender Starts in Jan 2026

NEA will begin the process of appointing a new operator in Jan 2026 through an open tender. Timbre will not be participating in this tender.

The focus this time is very clear: protect existing hawkers first, then improve the centre sustainably.

The incoming operator will be required to retain all current individual stallholders who wish to continue operating for at least two years. This is a significant safeguard, especially for small, family-run stalls.

Rental Protection for Hawkers

NEA has also laid out firm rental guidelines to avoid sudden cost shocks:

  • Current rental rates preserved for the first year
  • Any increase after that must be capped at market-average rates
  • No sudden spikes or aggressive repricing allowed

For most Singapore hawkers, this matters more than who the operator is. Predictable rent equals survival.

What This Means for Punggol Residents

One Punggol Hawker Centre has been part of the neighbourhood since 2022, serving residents from nearby BTOs, offices, and community spaces. While a change in operator always brings uncertainty, NEA has emphasised that hawker welfare and community service remain the priority.

For diners, the food options aren’t disappearing overnight. For hawkers, the guardrails are in place — at least for the next few years.

No need to overthink for now. The key dates to watch are Jan 2026 (new tender) and Aug 2026 (handover).
